We bought a vacation home at the Ski in Ski out Ironhorse Resort in Winter Park in 2005.   • The BEST BENEFIT of all is more $$$$ in your pocket!!!!  We take between 25 and 30 percent as our commision for booking your vacation home.  95% of our homeowners made more money with us than they did with their previous management company.  The range has been between 15% and 80% more money to the homeowner.  But most importantly, we have achieved this with about 30% less usage than the competition.  Less rental nights translates into less wear and tear and more nights available for your own usage.   • Our rental strategies help limit damage to your vacation home.   Lets face it, as homeowners there is a cost of doing business when we rent our properties to strangers.  We do several things to minimize this cost.  First of all, we do not solicit large groups.  In my experience most of the damage occurs when multiple units are reserved by large groups.  The individuals of the group tend not to be legally responsible for the unit and so naturally are not as careful with its contents.  Also most groups consist of teenagers and young adults out to have a GOOD TIME, often at our expense.   I think enough said on this topic.  Secondly, we hold a $250 security deposit from every renter.  Nobody wants to lose this deposit and so they take greater care of the unit.  We further protect you the homeowner by way of a mandatory rental insurance policy which we charge to the renter.  This policy covers damages to your unit for up to $1000 with the renter being responsible for the first $250 and any damages over $1,000.  This way neither the homeowner nor the management company gets stuck with a damage bill.  Thirdly, we telephone screen each renter to ensure they are a fit for your unit.  We also train our house keeping staff to look for damage during the cleans.  Typically, housekeepers are assigned to specific units so they get to know their units.  All of the above strategies ensured a relatively damage free season for us.  Only 3 renters had to pay out from a portion of their security deposits.
  • Our housekeepers are armed with checklists to help ensure they do not miss anything.  The size of each unit is considered and appropriate time is given to the house keepers.  Quality is emphasized over quantity.  We also use GREEN  cleaning products and each housekeeping team is equiped with a $3000 silver king vacuum cleaner which removes dirt and dust from deep down within your carpet.  This system helps eliminate dust mites, dead skin, dust, pollen and allergens and greatly improves the air quality of your unit.  The system also has the ability to remove stains, thus eliminating the annual washing of your carpet which most of our compitition charge you for each year.  We also do deep cleans only once a year and give you the option to deep clean yourself, once again saving you money.
  • Every homeowner will have their own logon to the website.  This will allow you to see all reservations for your home as well as make a homeowner reservation.  You will also have the ability to see statements on line.
  • In house maintenance, repair and remodeling services.  With 8 years of remodling experience, I can handle most of the repair issues which arise.  I also provide GC services in the off season.  We have done everything from installing new faucets to complete condo remodels in the summer.  Units IH 3108, IH 4014, IH4053 are top down remodels handled by my company.  We also completed the flooring remodel in ZML 2408.
